The People's Committee of Thanh Hóa Province issued Decision No. 05/QĐ-UBND dated January 2, 2025, approving the detailed planning adjustment project at a 1/500 scale for the Ngọc Vũ Industrial Cluster, Thiệu Hóa District, with a land use scale of 48.61 hectares.
Specifically, this is an industrial cluster located in Thiệu Hóa District, Thanh Hóa Province, with key industrial functions and sectors including the production of bedding products, woven carpets, fashion garments and leather footwear, furniture, electrical and electronic equipment, mechanical engineering, agricultural product processing, handicrafts, and animal feed for livestock and poultry. The planned area is within the administrative boundaries of Thiệu Ngọc and Thiệu Vũ Communes, Thiệu Hóa District. It is bordered to the southeast by agricultural land, to the northeast by the planned road corridor, to the southwest by the Nam Canal corridor, and to the northwest by the road corridor connecting National Highways 45, 47, and 217 (Provincial Road 507).
Management and Administration Area: Planned in a single land lot in the northwest area of the industrial cluster, directly connected to the main access route from the provincial road linking three national highways. It includes functions such as reception, product exhibition, and introduction, with a total area of 11,275.25m². The management and administration area is planned with buildings ranging from 1 to 3 stories, a construction density of 40-60%, and a maximum land use coefficient of 1.8 times. Additionally, the industrial production area is planned with five land lots, covering a total area of approximately 326,464.18m².
The industrial cluster space is designed to ensure uniformity, modernity, and the creation of a distinctive spatial highlight by investing in synchronized architectural structures and technical infrastructure. Additionally, a system of buffer green trees is arranged around the industrial cluster to both minimize pollution and create a green environment for the entire area.
Priority investment items include the construction of resettlement areas to relocate residents affected by the project, as well as the development of technical infrastructure for the industrial cluster. This includes transportation, land leveling, water supply and drainage, wastewater treatment, buffer green tree planting, power supply, telecommunications, and the planned adjustment of irrigation canals. Additionally, the management and administration area of the industrial cluster will be developed. Investment capital: The project is funded by the investor’s own capital—Thanh Hưng Group Co., Ltd.—along with other legally mobilized capital sources.
